Heading into the home stretch relative to the fiscal year, and a few other things.
It seems our fair haven has a very easy home stretch compared to Freetown. Well as to the total cost of traveling that road anyway.

Getting back to the town next door, seems we are it. The newest charter school for New Bedford is seemingly eyeing one of our moth balled schools for a short term temporary use.
Now if you need a school, I guess you might be eyeing one of the building. Kind of curious the one being eyed is in North Fairhaven and not the Center. Who am I kidding? There is nothing curious about that at all. Structurally and politically, no one is going to be proposing using the "one" over the "other" for any short term basis.
Because it is a short term use, you seriously have to be scratching your head over the rationale on the benefit of this one to the town. First, according to the article in today's Standard Times the charter school "has been in talks with the Rogers/Oxford School Building Committee, along with touring and inspecting the school."
Seems I missed the authorization from the selectmen to its advisory committee to add that to its mission statement. But why bother with such details. the tail has been wagging the dog on this one for months.
How much can the town expect to make off this? My guess breaking even would be the best case scenario. Assuming it is a rental in the true triple net lease mode.
I know what it cost to mothball the building. I know what it was estimated to cost if we ever decided to take it out of mothballs. Through in another grand for legal fees putting together a lease.
Let's not forget the building code. What was there was a Fairhaven Public School. what is being proposed is not a Fairhaven Public School. Indeed the Town has officially declared that building surplus. It would be interesting indeed to see this building found code complaint for the intended occupancy.
I also know that any half-way smart landlord renting to any tenant starting up a new business best get a first, last and security up front.
Let's not forget the little problem of co-tenant site occupancy, although I am sure we can all learn to get along for a temporary basis. Anyone know if one of the other groups who have used the building in the past for storage/changing still has that intention?
Might be one thing if you were looking at a two year rental period. Because assuming the committee is going to move forward with the Oxford school building after it gets a desired result for the Rogers school building I am guessing that's about the soonest you would see anything done there, at at the rate we are going the same time period might be applicable to both.
Because some entity has a need or desire, does not make it a priority or even a good fit for the town.
Just rambling thoughts here, since that seems to be the direction of dealing with the buildings is taking.
Here is just one more rambling thought. What happens if the latest and greatest consultant report conclusion on the buildings isn't what the Committee wants?

Competency. Measured in its true definition it means what? If you have a competent surgeon you have one who is capable of performing surgery. If your surgeon does a competent job, it means the outcome was satisfactory and acceptable. Competent is good. More than competent is a bit better.

Your comments about the short term lease are spot on. I hope others take heed before this is the latest thing to cost the town big money. And the lease has to have all of the t's crossed and i's dotted or Mr. Crotty will be taking a big vacation compliments of the ineptness of the town leaders.

What's it going to cost to lease the building for three months? Who is it going to cost? And I'd double check the air quality ahead of time. A deal here could open a huge can of worms.
First the building was unsuitable for proper education.second it was used as a temp school,third its surplus not good for school purposes. And out of the wind comes a proposal to use it as a school again. What am I missing here.It looks like a win win for a out of town school an the consul who sets up the lease...We all end up paying the tab...
ReplyDeleteIf the FPS had to use Oxford for 2 years instead of only 1 while the new Wood was being built, would Oxford have passed inspection for the second year without any improvements? Sooner or later that building must have a major overhaul before it's occupied, or I think something fishy is going on in the inspection process. It was so bad in the first place that we had to replace it, yet as the previous commenter says, it's fine to use as everyone's temp space? It doesn't sound right.
